Fire Safety Certificate Applications are required for the majority of new buildings [other than dwellings] and when material change of use is proposed to a building. They are also required when material alterations are proposed to certain types of accommodation.

The objective of the Fire Safety Certificate Application is to demonstrate compliance with Part B of the Building Regulations.

Factfire has prepared Fire Safety Certificate Applications since 2003. Factfire has consulted on projects such as small material alterations to large complex new build multi use accommodation.

Through experience, we have gained knowledge in protected buildings and consider this as one of our core competencies.

Disability Access Certificate (DAC) Applications are required for the majority of new buildings [other than dwellings].

They are also required when material alterations or material change of use are proposed to certain types of accommodation.

The objective of the DAC application is to demonstrate compliance with Part M of the Building Regulations.

Factfire has prepared Applications since the inception of the application process in 2010.

The Site Supervision in relation to Part B Fire and Part M Access is one of Factfire’s core works streams.

Joe Boyce [Director] specifically oversees all site works in relation to Fire and Access compliance. His sole focus is on the construction phase of projects, i.e. periodic inspections, assessing contractor RFI, and issuing Ancillary Compliance Certificates.

We use the Site App ArchitecPro to record onsite information and to produce our periodic inspection reports.

Our team of suitably qualified Fire Consultants will provide a comprehensive fire safety and risk assessments for a wide range of building types. We adhere to the guidelines set out in the Code of Practice Fire Safety Assessment of Premises, ensuring that your building meets all necessary safety standards. Our assessments are detailed and thorough, covering all aspects of fire safety, including:

  • Fire Prevention: We evaluate your building’s fire prevention measures, such as fire detection and alarm systems and fire extinguishers, to ensure they are adequate and properly maintained.
  • Emergency Exits and Escape Routes: We assess the adequacy and accessibility of emergency exits and escape routes
  • Fire Safety Management: We review your building’s fire safety management procedures, staff training, and emergency plans, to ensure they are effective and up-to-date.
  • Building Construction and Compartmentation: We evaluate the fire resistance of your building’s construction and compartmentation.

Fire Risk Assessment: We conduct a comprehensive fire risk assessment to identify potential fire hazards and evaluate the risk they pose to occupants.

Under the Safety, Health and Welfare at Work Act 2005 there is a general requirement to provide a safe place of work and safe systems of work.

Regulation 13 of the Safety, Health and Welfare at Work (General Application) Regulations, 2007 requires employers to provide fire detection and fire fighting facilities in the workplace.

The Fire Services Act 1981 and 2003 provides for additional responsibilities in relation to fire safety.

Section 18(2)

“It shall be the duty of every person having control over premises to which this Section applies to take all reasonable measures to guard against the outbreak of fire on such premises, provide reasonable fire safety measures for such premises and prepare and provide appropriate fire safety procedures for ensuring the safety of persons on such premises, ensure that the fire safety measures and procedures referred to in paragraph (b) are applied at all times, and ensure, as far as is reasonably practicable, the safety of persons on the premises in the event of an outbreak of fire whether such outbreak has occurred or not.”

Factfire prepares site and operational specific policies & procedures to ensure our clients are fully compliant with respect to fire safety in relation to the two number acts mentioned above.

Pre Fire Planning is the gathering, managing and presenting of operational or critical information about a premises that proposes a potential hazard in the event of an emergency.

Pre-incident planning is carried out for commercial, industrial and institutional properties and buildings that are considered to be a specific risk.

Prior knowledge of these environments will enhance Firefighter safety and firefighting effectiveness.

Factfire provides this service to our clients; gathering and compiling the required information and issuing to the local fire departments for their approval.

We design Way Finding Maps [Escape Plans] to ISO 23601 Standard. ISO 23601 is an international standard for the design of fire evacuation plans. We have provided WFMs for accommodations to date:
